There are various questions that we get asked around new home inspections and snagging lists, so we've compiled a list below of the most common ones to hopefully help answer anything you have to ask. However, if you have any further questions or would like to book an inspection, please contact us and we'll get back to you asap.

A snag is any imperfection, discrepancy, overlooked detail or issue within your property's construction. It could be something that has been completely missed by the developer or any of the other trades people, or it could be something that not been done either correctly or to the expected standard. These issues need to be fixed within the snagging timeframe as they can also potentially get worse and cause further issues and problems.

A snagging list covers all aspects of your property, including internal and external features. Externally this could be anything from brickwork, paintwork, pipes & drainage, garages, drives, pathways, gardens, walls/fences/gates, roofs, windows and doors. Internally it could be items such as airing cupboards, ceilings, walls, tiling, heating, electrical, windows, doors, frames, staircases, pipes, radiators, fireplaces, kitchens, bathrooms, appliances and the loft. Some common areas that we find issues with are:

  • Internal and external windows and doors
  • Interior and external wall finishes, including brickwork
  • Guttering, fascia and related soffit
  • Drains and flues
  • Roof spaces
  • Garage spaces
  • Bathrooms, including finishes and plumbing
  • Kitchens, including finishes and units
  • Flooring and skirting
  • Stair components
  • Radiators

Snagging surveys can be carried out pre or post legal completion, however if you wish us to carry out the inspection before you move in you may need to contact your developer to grant access to the property.

It does take a while for us to conduct the survey as we are very meticulous and detailed on each aspect of our checklist, we would rather take additional care and time than miss anything that isn't quite right. Also the size of the property will play a part in how long it takes us to get around and look at every single item, but usually we can complete a survey in a morning or afternoon.

The price of an inspection and the production of the snagging list survey can vary from one property to the next. As you can imagine larger properties can take longer to complete as there is more to look at and not all properties have the same areas that need to be investigated. Typically it can cost around £300-£500, but please contact us for an exact quote for your property.

We certainly can, and we would recommend doing this just so that you know everything that should have been fixed has been completed to the correct standard, so that you don't experience further problems down the line and after your warranty with the developer has expired. The cost of a re-inspection is much cheaper than the original inspection so please contact us for more information.
